The development comprises of a 31-storey tower nestled between 12 new townhouses along the site’s southern edge and Manilla St to the north of the site. The development aims to provide an even split of affordable and private residences while integrating sustainable design features and improving community amenities.

Work on the newly approved homes, is expected to begin in late 2022 / early 2023, with the first completions due in 2025.

SSF were approached to provide the full structural steelwork package for the 12 new townhouses. Works included:

  • Mild steel connection design
  • Mild steel detailing drawings
  • Fabrication and supply to site for all S355 steelwork and fixings

Working closely with the project stakeholders, SSF were able to fast track specific plots ahead of program, to achieve an earlier completion date for the main contractor for the townhouses works.

Total mild steel tonnage provided: 14t


58 Queen Anne St

58 Queen Anne Street, located in Marylebone, London, is a Grade II listed Georgian building undergoing a meticulous restoration. Originally built in the 1760s as part of a historic estate development, the property showcases classic architectural charm. In 2021, a significant structural collapse led to emergency stabilization efforts, paving the way for a full-scale refurbishment. The restoration works focuses on preserving the building’s historic integrity while incorporating modern enhancements. Focia is overseeing the reconstruction of the damaged listed front facade, ensuring that traditional masonry walls, timber-joisted floors, and the distinctive mansard roof are carefully reinstated. Once completed, the five-storey, 6,327-square-foot building will be repurposed for office use, offering elegantly restored interiors that blend period details with contemporary functionality. This project exemplifies a commitment to historical preservation while adapting the space for modern needs.

SSF worked closely with the project team to design, detail, fabricate and supply several stainless steel brackets. The brackets formed part of both the temporary and final works, as listed below:

  • Restrain the temporary front façade scaffold.
  • Tie the newly reconstructed front façade back into the primary timber frame and existing perimeter masonry walls. Through coordination with the design team, SSF were able to reduce the impact of the brackets interacting with the reconstructed façade to ensure simplicity in the construction and limited visual implications of the concealed cast in scaffold ties.
